We offer two ways to calculate adjustments for residential appraisers. First is Depreciated Replacement Cost. When depreciation is extracted from the market, depreciated cost adjustments are market based adjustments. Second is Peer Consensus Adjustments. We conduct surveys of appraisers across the country for expected market reaction to features that are not tied to replacement cost. Peer consensus is used by Collateral Underwriter to judge appraisers, so we are taking a proactive approach and using peer consensus to develop credible adjustments.
