With rates being the way that they areā itās super important not to spend more than you can afford on a home (and Iām talking monthly - not the ticket price you see in the listing, theyāre two different things.)
Best way to afford a home is to have someone help you pay the mortgage each month. And TRUST ME! Itās cheaper than renting.
Also, there are a ton of different ways to house hack if you canāt find/ get a duplex.
1. A home with an ADU, mother in law suite or basement with a second entrance.
2. VALUE ADD ā if you canāt find a property like that ā¬ļø you can MAKE one. Buy a home with potential and do your own conversion.
finish out the basement, build a second dwelling, etc. might be more expensive but creativity = $$$.
