1️⃣: Decide and go. That means picking your strategy and the market(s) where you want to invest. And if you’re tapped out in your market, go wider. All you need is to establish a network in a new market to start getting leads - agents, other investors, lenders, wholesalers. Make the relationships that will bring the opportunities.

I chose the short-term rental and then boutique hotel route because that offered the highest cash flow and felt the most productive use of my time. Why not pursue the highest cash flow strategy? If the goal is an extra $10k/month - STRs will get you there fastest.

2️⃣: Underwriting. Aka analyzing deals. This one is all about putting in your reps. This is the silent work that will set you apart from most other investors - the ones who don’t achieve their goals while you blow yours out of the water. You need to be able to recognize a good deal when you find it, and that comes with reps of looking at a bunch of deals.

3️⃣: Make Offers. This is where the rubber meets the road. You can have the best strategy in the world and have all the leads but if you aren’t making offers then you’ll never reach your goal. It’s about taking consistent action. If you put in 1 offer per week you will hit that $10k/month goal in under a year!
