As a real estate agent I would budget a small amount towards my listings to make minor cosmetic updates to the homes I listed for sale. Buyers can find a lot of reasons not to buy a house. By me taking the extra step of making these minor cosmetic fixes to my listings buyers had less reasons not to make an offer. I also find buyers tend to over inflate repair costs. Let’s say something costs $100 to fix. Home buyers might think it costs $300 or more to fix. By addressing little repairs like this you can better protect your home’s perceived value and negotiate better to sell a home.

Actually I took the hinge pins out of my doors and coated them with some lithium grease and they’ve been squeak free for like 4 years…
