Not getting enough leads?

I’ve been there. All too often it feels like.

When I first started investing in real estate, I got tired of just relying on agents and looking on Zillow. So I read a little book about how to invest in real estate and found out I could reach directly out to owners of houses and try to buy them. No agent. No middle man.

I was like, okay! I’m on to something. But who is going to take a 22 year old, fresh out of college kid seriously trying to buy their house? I had all those doubts too (and more).

But I figured I could either get comfortable staying broke or do something about it. And I did something about it.

It started off with just 50 letters per week. 7 per day (+1). I thought that was totally doable! So I made my plan…

I would drive for dollars and find run down houses that looked like they could use some love. I would write down the addresses. Then I would look up the owners information on the property appraisers site. And then I would mail them a letter. Pretty simple huh? Actually yes. It just takes DOING. 

That led to me getting 3 out of my first 4 deals all direct-to-seller (all within 4 months).

That is what can happen when you take matters into your own hands and don’t let “lack of leads” be an excuse. You can do it!
